Proven Flip · For investors

You own the house. We find it, build it and sell it.

The deed is in your name from day one. We source the property, run the due diligence, execute the full renovation with our own crews, design and stage it, and take it through closing. You put up the capital and approve the price. That is the whole job.

The structure

Proven owns nothing. That is the point.

In one sentence

You buy the property in your own name with your own money. Proven Solutions is not the owner of anything.

It would be more profitable for us to own. We modeled it and threw it out, because the version where you hold the deed is the version you should say yes to. The asset is yours. Our fee depends on finishing and selling. And you approve the purchase price in writing before a single offer goes out.

What we run

Six jobs. All of them ours.

Most operators do two of these and hire out the rest. Every handoff is a place where the budget and the schedule slip. Tap a line.

Sourcing

Foreclosure auctions, lis pendens filings, estate sales and off-market leads across southeast Queens and the east Bronx.

Queens alone had 617 lis pendens filed in a single quarter. The pipeline is not the problem. Knowing which ones are worth a call is.
Underwriting

The maximum offer is calculated before anyone walks through the door. You approve it in writing, and nobody bids a dollar over it.

The target is 44% below the finished value. Every scenario in our model buys at that number, which is why the purchase price absorbs the hit before it happens.
Due diligence

Title search, attorney review, independent inspection and a verified comparable set pulled from recorded sales, not listing portals.

Recorded sales include every legally registered transaction. MLS data misses the ones that never got listed, and in New York that is a lot of them.
Construction

Our own crews. Framing, electrical, plumbing, demolition, drywall, tile, carpentry, kitchens and bathrooms.

Draws release against milestones you can see, measure and photograph. If the milestone is not met, the money does not move.
Design

Interior design, finish selection, furniture rental, staging and professional photography, all in house.

The buyer here is a family using FHA financing. The monthly payment decides the price, and the photographs decide how many of them come look.
Exit

Allied brokerage with MLS access, listing, showings, negotiation and coordination all the way through closing.

We only earn the commission side when it sells. If the project drags, we burn our own capacity without earning more.
Where every dollar goes

The house sells for $870,000. Here is where all of it goes.

How our fee is built

Three numbers, declared in the contract.

You can audit every one of them against the invoices.

18%
Construction fee
On the direct cost of the work. On a $150,000 build that is $27,000, and it is on the contract.
$12,000
Design and staging
Interior design, finish selection, staging, furniture rental and professional photography.

Half the listing side. The other 1.25% goes to the allied agent, 2.5% to the buyer's agent.
No hidden profit share. No markup on materials. No referral fees.

How the money moves

You do not hand over $715,600 on day one.

Capital goes out in eight tranches over seven months, and the first one is $50,000. Every tranche releases against a milestone you can see, measure and photograph. If the milestone is not met, the money does not move.

What you get

Six things. The first one is a deed with your name on it.

Not a promise, not a projection. Paperwork you can hold.

Deed of sale

An asset in your name

The deed is in your name from the day of closing. Proven never appears on it.

If Proven disappeared tomorrow, you still own a house.
Offer approval

A price you signed off on

The maximum offer is calculated before anyone sees the property, and you approve it in writing.

The decision that most affects the outcome stays yours.
Scope of work

Zero operational work

Sourcing, analysis, due diligence, construction, design, staging, photos, brokerage and closing.

Your time is not part of the investment. Only your capital.
Invoice file

Open costs

An 18% construction fee, declared. A shared sale commission. Verifiable job invoices.

You can audit what you pay. No markup hidden in materials.
Contractor license

An operator who builds

Proven is a general contractor with its own crews, not a middleman who subcontracts everything.

Budget and schedule control sits inside the company.
Field record

A market we already work in

Licensed, insured, with crews, suppliers and a field operation already running in these corridors.

The advantage is not the market. It is who executes in it.
