Level 01

Soft Reset

One coat · A light cosmetic refresh that makes a space photo ready.

  • Single coat of fresh white paint throughout
  • Minor drywall patching for nail holes, dings and small cracks
  • Fresh caulk at tub, sink and kitchen
  • New outlet and switch plates
  • Tightened or replaced hardware
  • Surface prep cleaning
  • 1 minor repair included
Level 02

Normal Reset

Two coats · Everything in Soft, plus a real renovation feel.

  • Two coats of paint in your chosen color
  • Floor refresh, client provides the material
  • Bathroom refresh with full caulk and accessories
  • Generic bulb replacement
  • Full appliance degrease and cleaning
  • Deep, move-in-ready cleaning
  • 1 minor and 1 major repair included
Level 03

Hard Reset

Two coats plus repairs · Everything in Normal, plus heavier repairs and maintenance.

  • Large wall, ceiling and floor patching
  • Toilet snaking and a new toilet seat
  • Vanity installation, client supplies the vanity
  • Washer and dryer cleaning, AC filter changes
  • Heating and hot water maintenance
  • 2 minor and 2 major repairs included

  • Fix a drawer or slide that will not run

Not included, handled as a separate change order

  • Any repair that goes beyond one hour of labor
  • The replacement part itself, parts are never included
  • Full replacement of a deck, floor, cabinet or appliance
  • Licensed plumbing or electrical work
  • Anything that needs a permit or inspection
